That's it. Just all. I'm not asking too much, am I?
I happen to know I'd like living out by, say, Red Top, but I do have to consider the needs of the person with the real job. Also, Tracey would threaten to kill me. Not that she could, because she's always on call and can't travel that far.

I would want it all too, xt, that is why I didn't offer any advice. I wouldn't be willing to give up closeness to everything especially friends, or running space, or privacy. I would want 4 acres close-in with an awesome place to run. In fact in the shower this morning I started thinking you should move to another city so you can have it all (don't kill me Tracey!!!).
I could not deal with an HOA ever again, and mine was fairly mellow (80s subdivision, not many rules). But then, I am not the type to mow the lawn often or anything.
Could your dh telecommute for, say, 3 days a week? Thereby reducing the need for commuting?
We're just not sure. Right now, he's benched and getting paid, so he's not commuting anywhere. He has travel work coming up, and that won't be local commuting, either. But there's no way to know what the future holds. Consulting is a weird gig. Ideally, he'd get local contracts at some point. Most likely it would be on the north end, since the tech is all up this way.
So, umm... I still dunno. I've been emailing with a friend whose husband runs to get ideas for where to run around here. Maybe. I'm actually going to run in all the places I'm thinking about living. And see what I think.

it's beautiful over there though...however, i do have to let you know that a former best friend of mine lived on glade road, about 1/2m from the entrance to red top. you know how that all went down
just sayin'
(i'm kidding. well, not about that friend but ykwim. i certainly have no concerns with our friendship no matter the distance. however, under an hour is certainly something that will make me smile...i kinda like having you around. {not that you see me much btw your social schedule and my births all the dang time})

I live rurally (about 10 minutes from a small town). I wouldn't want to run or bike on my roads, either. Not long ago, a man was hit and killed walking on the road at night. It haunts me every time I drive into town and back.
OTOH, I really wanted country living, no neighbors, gardening, stars at night, birds, chickens, alpacas, trees and space for my homeschooled boys to run each day. I've got it all now and would not change it for the world. I love it so much that I shudder to think of suburbia.
but...
I'm not a runner.
So, my solution is: live in the country and drive somewhere to go for a run. I know...it's not ideal, but it's workable....no?

I'm so surprised about the rural roads...although I guess we live *really* far out. There are definitely some roads I wouldn't feel comfortable running on, but we have a network of 17 miles of roads on the mountain that are just fine for running (and plenty of elevation change too LOL). People tend to look out for people, kids, bikes, dogs, etc., and we only have like 10 cars a day go past our house.

My sister lived in Martin's Landing and loved it. I have also had several friends over the years who lived there. It really is beautiful...although Holcomb Bridge at rush hour is a NIGHTMARE both directions, but if you are not traveling those times, it really isn't too bad in normal time.
There are quite a few subdivisions along the greenway in alpharetta...with direct access to the path. Also...I know there are a few subdivisions that butt up against Roswell Park...with access to the trails there.

Hadn't thought of Roswell Park - that's a good place to consider. The greenway sounds great in theory, but I don't know anyone who will run on it for any distance - it's cement.
I swear, any of the main roads off 400 are nightmares during rush hour. I don't think we can live on the 400 corridor and expect to be able to drive between 3 and 7 pm.
I ran in the "rural" metro county today, and it was hard and dangerous - no streetlights, no shoulder, fast drivers. Blah. Talked extensively with a friend and her husband, and I know where he runs now. I'll try his haunts this week and see what I think.
